1. No parties or events allowed. The party is in Downtown Nashville on Broadway, not at this property. Get out and see the city! We understand that you are likely celebrating a special occasion and enjoying time with family and friends but this is not a party house. Respect our neighbors. No loud music or speakers is allowed that can be heard from outside the house at any time. This home has a smart noise monitoring device that will notify the owner of high noise levels immediately. You will be given no warnings before being required to vacate should any parties or noise issues arise. Metro Nashville has a strict noise curfews in effect in this neighborhood from 10pm to 8am. Violation of the city ordinance laws will result in immediate removal of premises without warning. There is a strict no confetti policy and and no celebratory decorations will be attached to walls, ceilings or floors. Party / events will forfeit all cleaning and security deposits and will incur additional fees for damages that can exceed $5000.
2. No smoking or open flames allowed. Pretty simple. No smoking of anything of any kind (vape, flame…) is allowed on the premises. A $250 per day will be charged if any sign or smell of smoke is encountered after checkout. Cigarette monitors have been installed in this home and will alert the owner. No candles or open flames are allowed on this property. Any damage from flames or bookings that cause a fire will forfeit all cleaning and security deposits and will incur additional fees for damages that can exceed $5000.
3. No pets allowed. We love them but we maintain strict allergy and cleaning standards so that all guests, including future ones, can be comfortable in the space. Violation of the no pets allowed policy will forfeit all cleaning and security deposits and will incur additional fees for damages that can exceed $1000.
4. Somewhat suitable for toddlers and children under 12. Please give us 10 days prior to your arrival to make any requests such as a toddler bed, high chair or other. No guarantees can be made for any request at any time. Additional fees may apply for accommodations requested for children.
5. No unregistered guests allowed and visitor policy. A specific number of guests is allowed in each booking as stated at the time of making the reservation. Additional fees will be charged should the booking exceed the amount of people registered at the time of booking in the minimum amount of $300 per person per night. Further, we do not recommend inviting any stranger or newly made friends into the home at any time because you are personally responsible for any damage or issues they cause. The home is equipped and monitored with an exterior camera to insure the amount of people entering and exiting the home matches what was booked. Guests are only allowed a maximum of 2 visitors for the entire duration of the stay. Under no circumstances will visitors be allowed to stay the night at this property.
6. No food or drink in the bedrooms. There is plenty of space in the living and dining rooms for meals and snacks so please enjoy them in those rooms. Violation of this policy will forfeit all cleaning and security deposits.
7. Respect the neighbors and the noise curfew. Refer to the ‘No parties or events allowed’ section above. Metro Nashville has a strict noise curfews in effect in this neighborhood from 9pm to 8am. Violation of the city ordinance laws will result in immediate removal of premises without warning. Guests must keep noise to a minimum as not to disturb the occupants of neighboring properties – especially during nighttime hours and upon arrival and departure. Daytime noise should be kept at a respectful level and not be disrupting to any neighbor. Violation of this policy will forfeit the security deposits and possibly result in additional fees.
8. Usage of utilities. Turn off the HVAC and most of the lights when you go out. We strive to be environmentally friendly so please limit your usage of electricity. We have gone to great lengths to insure the temperature comfort of this home. Ceiling fans have been installed are in most rooms throughout the home to circulate the air well. If you will be out past dark, please leave on the porch lights so you can see your way in when you return. Utilities exceeding 160kw per person per day will be charged at $0.18 per overage. Violation of this policy will forfeit the security deposits and possibly result in additional fees.
9. Water heaters and appliances (including garbage disposal and laundry). A $300 fine will be imposed for tampering with, disabling or making any changes to the water heater settings. Due to liability, water temperatures are set for the safety of all guests. All guests agree to check the water temperature prior to entering a bath or shower or prior to using any sink. Two tankless water heaters will more than provide all the hot water necessary for all bookings. The water heaters are “on demand” for all sinks, showers and appliances and will support multiple showers, loads of laundry and dishwasher use at the same time. In the event that a guest makes changes to any water heaters or appliances, additional fees for an electrician or plumber to service the water heaters and/or appliances will be charged to the guest. Guests will be responsible for the replacement and/or cost of repair or service to all appliances including but not limited to the refrigerator, dishwasher, garbage disposal, stove, oven, washer / dryer, microwave and coffee maker should they cause damage. Violation of this policy will forfeit the security deposits and possibly result in additional fees.
10. Respect check-in and check-out times. Checkin is 3:00pm, checkout is 10:00am. Earlier and later times are available upon request only, may incur an additional fee and are not guaranteed. Please make all requests at least 10 days prior to arrival. Failure to fully vacate by 10am on your departure day may have fees in excess of $100 per additional hour. Violation of this policy will forfeit the security deposits and possibly result in additional fees.
11. Lock your doors and please take extra care of your keys. Lost keys incur a replacement fee. This neighborhood is in transition. Lock all doors and windows at all times. Owner is not responsible for any theft or loss of personal property or for any physical harm relating to break-ins. Do not change the locks at any time for any reason. Keys are to remain in the possession of the primary guest at all times during the stay. The keys and door codes should never be replicated or left out of the care of the primary guest. Key replacement or door code reset fees are $50 per incident. Lockout fees requiring a manager to come to the property start at $150 per incident. Do not duplicate any keys at any time for any reason, do not publish door codes or distribute them to anyone outside of the registered guests ever. Violation of this policy will forfeit the security deposits and possibly result in additional fees.
12. Please take care of the furnishings and decor and leave what was here on your arrival. We love that you love our style, but please know that if you take any of the decor or accessories you will be charged for it. “Before” pictures are taken of every room prior to checkin of all bookings for comparison. Stains and damage to any property will be charged. Security deposits will be used for cleaning or repairs to furnishings, electronics, decor, walls, ceilings, floors, appliances, fixtures and alike should damage occur during your rental. We reserve the right to prosecute for theft, damage and negligence to the fullest extent of the laws in Tennessee. All items in all rooms including silverware, pots/pans, spices, ect. Have been counted, and any items removed from the premises will be charged to the guest. You will have to pay for damages that exceed the security deposit.
13. Respect our towels and sheets. Makeup / foundation, face medications / creams and tanning products will stand and/or bleach linens/towels. Please avoid using regular hand/bath towels with all skin products. Please use our makeup removal wipes. Cleaning of all linens will be done between rentals. Unsalvageable linens / bath towels will be charged to the guest - $20 for each damaged towel and $20 for each damaged sheet.
14. Do not rearrange the furniture or redecorate. Please leave everything right as you found it. We will have to charge you for scratches on the floor or retouching paint on the walls, so please just enjoy the space as it has been professionally designed for you to love as is. Violation of this policy will forfeit the security deposits and possibly result in additional fees.
15. Do your dishes and clean your messes. Garbage disposal. This is simple, put the dishwasher to use and clean up your own messes to save yourself the cost cleaning fees. Please dispose of food in available trash cans. Garbage disposal is for small food remnants only. If the garbage disposal is damaged or clogged, the guest will be charged for a plumber’s time to unclog or install a new garbage disposal if needed. Violation of this policy will forfeit the security deposits and possibly result in additional fees.
16. Please take the trash out before you leave. Two bins are provided. Trash in the brown, recycling in the dark grey. Remove all of your trash prior to your checkout to avoid the cost of cleaning fees. Trash collection is Wednesday mornings. If you’re renting weekly or monthly, place the trash can at the curb on Tuesday evenings. Recycling is collected on the last Thursday of every month so long as the bin is place curbside. All trash must be disposed of in these designated bins and should never be left around the property. Violation of this policy will forfeit the cleaning and security deposits and possibly result in additional fees.
17. No shoes. Shoe racks are provided at the front door for guests to utilize, please use it. We maintain high cleaning standards and charge for damage including scuffs, scratches, dirt, mud and alike. Violation of this policy will forfeit the cleaning deposits and possibly result in additional fees.
18. No illegal substances allowed on the premises. No consumption of drugs or illegal substances are ever allowed at this property. Any involvement from law enforcement on such will result in immediate removal of all guests. Violation of this policy will forfeit the security deposits and possibly result in additional fees.
19. Internet and entertainment streaming usage. WiFi is included in this rental but speeds are not guaranteed. No illegal downloading of any kind is permitted. TV usage is allowed for guests during the entire duration of each booking. The streaming service included is Netflix. Guests are not allowed to purchase, download, or rent any subscription or entertainment not listed above and will be charged x10 should they make an unauthorized purchase.
20. Condiments, snacks, food, toiletries policy. Ice. Occasionally, we may leave consumables such as food, condiments or snacks left behind by previous guests if they are not empty. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guests’ discretion and inspection to consume these items if they wish. We make no allergy guarantees - guests shall read all packaging carefully. The host does not take any responsibility for the consumables. The same policy applies to toiletries and cleaning products to limit waste. The refrigerator does not have an ice maker but does supply a good number of ice trays for your use the start of each booking. You may want to purchase bags of ice during your grocery run if you require more.
21. Parking. Park all vehicles in the driveway only. There is space for 3 standard size cars. Parking on the street, lawn or at the church across the street is not permitted at any time for any reason. RV parking is only allowed in particular circumstances and must comply with local laws and ordinances, inquire prior. Owner and management is not responsible for any parking tickets, boot fees or towing that results from guests improperly parking. Violation of this policy will forfeit the cleaning deposits and possibly result in additional fees.
22. Agreement to pay for damages exceeding deposit. Any damage made to the property including but not limited to appliances, structure, furnishings and decor which exceeds the deposit amount will be billed to the guest and will be reported to the booking platform used for the reservation.
23. Local and state laws and ordinance agreement. And moral / ethic standards agreement. You agree to comply with all local and state laws and ordinances and understand that you will be responsible for all legal fees and litigation that may arise. All litigation will take place in Davidson County (Nashville) Tennessee and will follow all local and state laws of the state and county in which the property stands. Further, you also agree to a non-discrimination contract to not discriminate against anyone based on religion, race, sexuality or political views. You will not post any inflammatory, hateful or derogatory reviews, create signage, fly flags or alike on or about this property. You agree to maintain good integrity and high moral and ethical standards during your entire booking and respect the neighbors and community.
24. Cancelation policy, squatting, non-payment of rent and eviction. Due to popular demand, there is a strict cancelation policy for this property. No refunds will be issued outside of the cancelation window terms as agreed to at the time of booking. This is a nightly rental and is not subject to any eviction laws. Although your rental may span multiple nights, no booking gives any guest any tenant rights. Squatting or unlawfully occupying the property at any time can and will result in immediate removal from the property of persons and personal property will be disposed of without notice. Non-payment will result in immediate eviction. All bookings can be canceled by owner and / or management at any time for any reason. Any violations of any terms and conditions above can and will result in an immediate eviction at the discretion of the owner and management at any time and be subject to additional fees and forfeiture or cleaning and security deposits. No refunds will be made for evictions that violate any of the above.

The Music City Taxi is an alternative to Uber and Lyft and reservations can be made at 615-865-4100. Grocery stores: Kroger offers in-store shipping, curbside pickup and delivery at 800 Monroe St, Nashville, TN 37208. Whole Foods located at 1202 Broadway, Nashville, TN 37203, offers in-store shipping, curbside pickup and delivery. Frugal MacDoogal Liquor (615-242-3863) is the largest in Nashville at 701 Division St, Nashville, TN 37203. We do not recommend deliveries from any food delivery service or Amazon type retailers to the house without someone there to accept them on the spot.
